I bought this property for $100 (plus closing costs).

I sold it a month later (without doing any work on it) and made $30,000 up front.

Even though I sold the property, I still own the note on it (think of me as a bank instead of a landlord), so I’m netting $500 a month for the next 30 years to the tune of almost a quarter million dollars (without tenants).
